Terms and conditions

1. Subject
These Terms and Conditions govern the sale of accommodation services offered by Alénu (hereinafter, the “Property”), including stays, ancillary services, reservations, and payments made through the Property’s website.

2. Reservations
2.1 Booking Method
Reservations may be made directly through the website in the “Book Now” section. A reservation is considered confirmed only upon receipt of a written confirmation (email or message) from the Property.

2.2 Required Information
Name, contact details, number of guests, dates of stay, any preferences, and payment method. A valid identification document is required upon arrival.

2.3 Deposit
A deposit equal to 30% of the total stay amount is required as a guarantee and must be paid by credit card.

3. Payments
3.1 Accepted Payment Methods
At check-in or check-out, the guest must settle the balance of the stay, net of the previously paid deposit. The Property accepts cash payments (within legal limits), instant bank transfers, and credit/debit cards.

3.2 Payment Timing
Balance: at check-in or check-out (at the Property’s discretion).
Deposit: at the time of online booking.

4. Check-in and Check-out
Check-in: from 3:00 PM
Check-out: by 11:30 AM
Arrivals after 10:00 PM require prior notice. Late check-out is available upon request and subject to availability.

5. Cancellation and No-Show Policy
5.1 Cancellation Conditions
The following conditions apply to cancellations of confirmed reservations:
-Free cancellation up to 30 days prior to arrival.
-50% charge of the total stay amount for cancellations made up to 14 days prior to arrival.
-100% charge of the total stay amount for cancellations made within 14 days prior to arrival.
-No-Show: 100% charge of the total stay amount.

5.2 Non-Refundable Rates
No refunds are provided for “Non-Refundable” bookings. Any changes are subject to the Property’s discretion.

6. Changes to Reservations
Any changes (dates, number of guests, room type) are subject to availability and may result in price adjustments.

7. House Rules
-Quiet hours: from 11:00 PM to 8:00 AM.
-Smoking is prohibited inside the rooms.
-Pets are allowed only upon prior request and approval by the Property.
-External visitors are not permitted without authorization.

8. Damages, Losses, and Guest Liability
8.1 Liability for Damages
Guests are responsible for any material damage caused to the Property, rooms, furnishings, equipment, and common areas, whether caused intentionally or by negligence (e.g., broken vases, windows, mirrors, electrical devices, loss of keys).

8.2 Obligation of Prompt Reporting
Guests must promptly report any damage or malfunction to the Property. Failure to report may be considered an aggravating factor when assessing damages.

8.3 Assessment and Valuation
The Property will assess damages based on:
-Repair or replacement costs (new or equivalent value);
-Technical labor and materials, if required;
-Additional sanitation when necessary;
-Room unavailability if the damage prevents its use.
Upon request, the Property will provide supporting documentation (quotes, invoices, photographs).

8.4 Payment for Damages
The amount due must be paid immediately on-site or charged to the payment method provided as a guarantee. In the event of a dispute, the guest is nevertheless required to pay an advance amount.

8.5 Loss of Keys / Accessories
In case of loss of keys, badges, or accessories:
-Replacement of room entrance keys: €50
-Purchase and programming of gate remote control: €50

8.6 Force Majeure
Guests are not liable for damages resulting from force majeure events (e.g., structural failures independent of usage, natural events). In such cases, no charges will be applied.

8.7 Refusal of Payment and Consequences
In the event of refusal to pay for assessed damages, the Property reserves the right to:
-Retain the deposit and/or charge the guaranteed payment method;
-Terminate the contract and request immediate vacating of the room;
-Take legal action to recover the debt and claim additional damages.

8.8 Invoicing and Receipts
Any charge related to damages will be supported by a receipt/invoice detailing the items and services provided.

8.9 Protection of Payment Data
Payment details are processed in accordance with the Privacy Policy and the GDPR, exclusively for guarantee purposes and for charging amounts due under this section.

9. Safety and Liability
The Property is not liable for theft, loss, or damage to items not entrusted for safekeeping. In the event of exceptional circumstances or force majeure, the Property may cancel or modify reservations by offering a full refund of the deposit or alternative accommodation, with no further compensation.

10. Privacy (GDPR)
Personal data is processed in compliance with Regulation (EU) 2016/679 (GDPR) and applicable Italian legislation.

11. Minors
Minors are accepted only if accompanied by a parent, legal guardian, or responsible adult. A valid identification document is required at check-in.

12. Governing Law and Jurisdiction
This contract is governed by Italian law. The competent court shall be the Court of Alghero (SS), without prejudice to the mandatory consumer protections.

13. Amendments to the Terms
The Property reserves the right to update these Terms and Conditions. The version published on the website at the time of booking shall prevail.

14. Acceptance
By completing the reservation, the guest declares having read, understood, and accepted all the present General Terms and Conditions of Sale.
